NR Building Solutions

For clients

You don’t buy a roof. You manage a vendor.

Which means the thing that actually costs you time is not the work — it is the time it takes to open a vendor file. Each document below is posted here as soon as it is on file. W-9, written safety programme and certificates of insurance (GL and workers’ comp): being prepared.

What that means in practice

  • Onboarding turned around fast

Send your requirements package and we return the completed file. Each document below is posted as soon as it is on file. The W-9, safety programme and certificates of insurance are being prepared. The constraint should be your review queue rather than our paperwork.

  • Portfolio rates

One agreement and one price structure across every community you own, rather than a separately negotiated number in each market.

  • Response prioritised and documented

Account clients get a written response commitment with a consequence attached, and every response is recorded against the job rather than remembered.

Insurance

If your standard vendor agreement requires a coverage or a limit not listed here, tell us before you go further and we will confirm whether we carry it. That is a better use of both our time than discovering it at execution.

Licences and registrations

Licence records publish alongside each state page as they are confirmed. See qualifications for the full position, including why manufactured home installer licensing is a separate regime from contractor licensing.

Compliance platforms

Tell us which platform you use — ISNetworld, Avetta, RealPage and Compliance Depot, NetVendor, Yardi VendorCafé or another — and we will confirm in writing whether we are registered in it. If we are not, registration is part of onboarding rather than a reason to delay a first job.

The measure that matters to a procurement team is whether a file clears on the first submission, and that depends entirely on the documents being current before the request arrives. That is an operating discipline rather than a response time, and it is why each document goes up on this page as soon as it is on file.

Common questions

Because the person who needs it is trying to open a vendor file, not evaluate a supplier. Making them trade an email address for a W-9 adds a day to their week and adds nothing to ours. It is the cheapest thing a contractor in this category can do and almost nobody does it.

Not yet: our certificates of insurance (general liability and workers’ comp) are pending, so we cannot issue one today. Send us the entity names your file needs and we will confirm in writing what we can provide.

Tell us which platform you use — ISNetworld, Avetta, RealPage and Compliance Depot, NetVendor, Yardi VendorCafé or another — and we will confirm in writing whether we are registered in it. If we are not, registration is part of onboarding rather than a reason to delay a first job.

Your onboarding requirements package, whatever form it takes — a checklist, a platform invitation, or a list of documents. We would rather complete the file before there is a job than during one.

Our certificates of insurance are pending, so no coverage is listed yet. If pollution liability, or a specific coverage or limit, is required by your standard vendor agreement, tell us before you go any further.
