About NR Building Solutions

NR Building Solutions renovates manufactured housing communities at portfolio scale. The aging-stock thesis behind the business, what self-performing actually means, and how the company is set up.

The thesis

There are roughly 44,000 manufactured housing communities in the United States holding around 4.3 million homesites, and the majority of the homes in them were built in the 1970s and 1980s.

[Manufactured Housing Institute, 2025]

That is an enormous stock of housing, largely occupied, in the hands of increasingly institutional owners, and much of it is somewhere between thirty and fifty years past the last substantial work anyone did to it.

An asset in that condition does not need a handyman. It needs a floor system, an envelope, and a roof specified against the right HUD wind and roof-load zone for where it actually sits. And an operator holding forty of them across three states does not need forty relationships with local contractors — they need one scope definition and one number they can compare between markets.

That gap is the whole business.

What self-performing means, and why we say it

A large share of this trade brokers. A contractor takes the job, then finds whoever is available in that market to do it.

For an operator that arrangement means the quality of the work, the conduct of the crew in front of residents, and the schedule all depend on a subcontractor they never selected and cannot manage. It is also why "our standard scope" is usually a document nobody on site has read.

Our crews work for us. That is the precondition for everything else on this site being real — the written scope definitions, the site conduct standards, the photo documentation, and the ability to say a date and hold it.

How the work is bought

Most operators buy in one of four shapes: a repeatable make-ready programme, an infill programme to fill vacant lots, a single scope across a whole community — every roof, every skirt — or a CapEx plan built before budget season.

Portfolio operators generally add the others once the reporting looks the same across communities. See national accounts.

Where we are

NR Building Solutions is based in Houston, Texas, and crews mobilize from there to the communities we work in. Where we work lists the states we have worked in.

Who we are

NR Building Solutions was founded by Nicolas Rodriguez; his background is on leadership. For what we do differently, see why NRBS.

Common questions

We renovate manufactured housing communities for the operators who own them — make-ready, infill, full remodels, roofing and envelope work — and we perform commercial roofing on the other assets in the same portfolios. Crews travel to the community and stay for the duration of the programme.

That the crews on your site work for us. A large part of this trade brokers work to whoever is available in a market, which means the operator's quality and schedule depend on a subcontractor they never selected. Self-performing is why scope definitions and site conduct standards mean anything.

Because it is a large, aging asset class that almost nobody builds a specialist contractor for. The work is repeatable at volume, it has real technical specifics — HUD wind and roof-load zones, VOG panels, belly wrap, installer licensing — and the operators buying it are institutional. That combination is unusual and it is underserved.
