Questions operators actually ask

Grouped by what you are trying to work out. Every one of these is a question somebody has asked us before awarding work.

Scoping and pricing

Per unit, as an itemized quote — every scope line priced on its own — against a written scope definition. Never hourly, and never a single blended figure. Itemized lines are what let you see which part of the scope drives a cost difference between two communities, and those call for entirely different responses.

Because defined scopes and clear unit pricing reduce ambiguity, make bids comparable, and let a contractor's performance be measured objectively — including ours. It is a disadvantage in a negotiation and an advantage in a relationship, and we would rather have the second.

Belly wrap, roof work, full deck replacement, leveling and anchoring, abatement, and appliances. All of those are real work that some homes need. Pricing them inside a standard turn is how a make-ready budget becomes a remodel budget without anyone deciding to spend the money.

That is the way this work should be bought. One scope definition applied to every unit, priced per unit, with a single mobilization spread across all of them. Units that do not fit the scope are priced separately rather than averaged in.

Raised on the day a condition is found, with a photograph, and priced then. Not absorbed silently and not saved for the invoice. The point is that you keep the decision — a change order presented at invoicing is not a decision, it is a bill, and the work has already been done.

Coverage, licensing and mobilization

Crews travel to the community and stay near it for the duration of the programme rather than serving it from a nearby market. That is the operating model, and it is why we can commit to a schedule in a state we do not live in — the crew is not fitting you around local work, because there is no local work.

Setting and installing a manufactured home is licensed work. In Texas the licence is issued by the Manufactured Housing Division of the Texas Department of Housing and Community Affairs, and installer licences elsewhere are not portable across state lines. If your project includes set or installation work, ask and we confirm in writing what licence covers it before anything is scheduled.

Because a place appears on this site only once we can describe the housing stock and the work we do there. It is an evidence gate rather than a capability statement. Ask about somewhere that is not listed and we will tell you straight whether we can take the job.

For ongoing small maintenance and single work orders, a local contractor is usually the better choice — there is no mobilization in their number and they can be there tomorrow. We are worth calling for volume, whole-community scopes, and the manufactured-housing-specific work most residential contractors decline.

The work itself

Vinyl over gypsum — a gypsum panel with a decorative vinyl face applied at the factory, used in most manufactured homes instead of drywall. Panels butt together and the seam is covered with a batten strip rather than taped, which is why manufactured home walls have a vertical line every four feet.

Because it is the most common cause of a subfloor that fails twice. A torn belly lets ground moisture into the underfloor insulation, which holds it against the underside of the deck continuously. Replace the deck without closing the belly and the new panel is in exactly the environment that destroyed the old one.

No. A roof-over adds dead load to a structure engineered for a specific load, and federal law says an alteration must not impose additional loads unless it is in the manufacturer's DAPIA-approved designs or is designed by a registered professional engineer or architect. It is the most commonly skipped step in this category.

No. Both require a licensed abatement contractor, and testing should happen before demolition is scheduled rather than after a crew has opened a wall. Homes from the 1970s and early 1980s are the ones to test.

Working with us

That depends mostly on our documents being current. Send us your requirements package. W-9, written safety programme and certificates of insurance (GL and workers’ comp): being prepared. Each goes up on vendor credentials as soon as it is on file.

We receive work and invoice through the platforms our clients run, in the ways those platforms support. That does not mean a built integration exists, and we are not going to imply one with a logo grid.

Not yet. NR OS is currently our internal operations platform. A client-facing view is on the roadmap and it is not built, so we are not putting a sign-in button on a system that has no client login. What you get today is the output of that system in a consistent format.

Written into your agreement with a consequence attached, rather than published as marketing. A response time not attached to a specific agreement is a figure you would be right to discount.
