Make-ready cost estimator
Pick a unit type, a scope and a unit count. You will get a range — and an honest account of what a form cannot tell you.
Mobilization spreads across the programme, so the per-unit number falls with volume.
Common questions
Because a price would be a guess dressed up as a fact. Two homes of the same year and model on adjacent lots can differ by a factor of four in what it costs to make them rentable, and nothing a web form can ask will distinguish them. The condition of the floor system alone can double a turn.
The condition of the floor system, whether walls can be matched or need converting to drywall, the depth of demolition required, and long-lead items like a manufactured-home-sized tub or a non-stock door. Every one of those is found on a walk rather than in a form.
Mobilization. Getting a crew to the community, staging materials and setting up is a real cost, and it is carried entirely by a single home or spread across forty. That is also why we tell single-community owners to use a local contractor for one-off work.
As a sanity check, yes. As a budget line, no — use a community walk that assesses homes individually. A per-unit average applied across a community is a bet on the mix rather than a forecast, and it is the most common source of a mid-year overrun.
