Start with an honest inspection

We look at your roof, document what we find, and give you a written report — whether you hire us or not. The inspection is free and carries no obligation.

What the report covers:

  • Shingle or panel condition (age, wear, missing, curling, granule loss)
  • Flashing and penetration condition (vents, pipes, chimneys, skylights)
  • Deck condition where visible (soft spots, sagging, water staining)
  • Gutter and drainage condition
  • Photographs of every finding

If a repair will solve the problem, we say so. If the roof needs replacement, we explain why — and the report gives you the documentation to make that decision or share it with your insurer.

What a roof replacement includes

  1. Tear-off — remove the existing roof system down to the deck
  2. Deck inspection — expose the framing and decking nobody has seen. Repair or replace damaged areas before anything goes on top
  3. Underlayment and ice/water shield — the secondary barrier the shingles sit on
  4. New roof system — architectural shingles, metal, or flat-roof membrane, specified to the home's wind zone and roof-load requirements
  5. Flashing and penetrations — every vent, pipe, chimney, and skylight detailed properly
  6. Cleanup — debris removed, yard swept with a magnetic roller for stray nails

What drives the cost

Roof area is the primary variable. The second is what we find underneath — a sound deck with intact framing is a straightforward install. Rotted decking, damaged trusses, or code-mandated structural upgrades add material and labor.

Every quote is itemized, each scope line priced on its own, so you can see exactly where the number comes from.

Roof areaMeasured in squares (100 sq ft) — the standard pricing unit
Tear-offRequired when existing layers must be removed — adds time and disposal cost
Deck repairPriced per sheet or per area of damaged decking
System choiceArchitectural shingles, standing-seam metal, or flat-roof membrane
Pitch and accessSteep roofs and difficult access (multi-story, tight lots) add labor

Storm damage

If your roof was damaged in a storm, the process starts the same way — we inspect and document. The difference is that the documentation is built to support an insurance claim: detailed photographs, a scope of work, and a line-item estimate your adjuster can review.

If your insurer sends an adjuster, you can ask us to be there to show them the damage we documented. We don't negotiate your claim or act for you with your insurer — you file the claim and work with your insurance company directly.

When repair is the right answer

Not every roof problem is a replacement. A missing shingle, a failed flashing boot, or a localized leak can often be repaired without tearing off the whole system.

If a repair will hold, we tell you — and we do the repair. We do not push a replacement on a roof that has years of life left.

What the price covers

In the scope

  • Inspection: Free, no obligation — we document what we find and explain what it means
  • Materials: Architectural shingles, metal, flat-roof systems — specified to your home
  • Documentation: Photo-documented at every stage, inspection report provided
  • Permits: Pulled and closed where required by jurisdiction
  • Warranty: Manufacturer warranty on materials — terms confirmed before work begins

Not in the scope

  • Anything not written in the scope. Extra work found on site is raised as a written change order before it is done.

How the job runs

  1. Walk-through

We walk the job with you in person and look at what is actually there.

  2. Written scope

A written scope and price before any work starts, priced as shown above.

  3. The work

Our own crews do it, to the written scope. Anything extra is a written change order first.

  4. Final walk-through

We walk it again with you and close out anything on the punch list.

Step one is a walk-through.

Common questions

We inspect and document the condition. If a repair will last, we tell you. If the deck or underlayment is compromised and a repair will not hold, we tell you that too. The inspection is free and comes with a written report either way.

We document the damage thoroughly and give you a detailed, itemized inspection report you can submit with your claim. If your insurer sends an adjuster, you can ask us to be there to show them the damage we documented. We don't negotiate your claim or act for you with your insurer — you file the claim and work with your insurance company directly.

Texas law requires you to pay your deductible. We will never offer to waive, absorb, or discount it.

Texas does not license roofing contractors at the state level. Before any roofer starts work, ask for a current certificate of insurance.

It depends on the roof area, whether tear-off is needed, and what we find underneath. The timeline is set in your written estimate, before work begins.
