Where Master Plans Meet Maintenance Cycles
Katy's story is written in phases. The first wave — Cinco Ranch, Grand Lakes, Firethorne — went up in the late 1990s and early 2000s. The second wave pushed further west: Cross Creek Ranch, Cane Island, Elyson. And the building hasn't stopped: new sections are still being platted along the Grand Parkway while the original sections are crossing the threshold where the original roof, the original flooring and the original kitchen cabinets have all reached the end of their practical life at roughly the same time. That convergence is what drives the renovation demand in Katy right now. It's not one scope — it's three or four scopes on the same house, and they need to happen in the right order.
The challenge for Katy homeowners is finding a contractor who can sequence the work. A roofer who doesn't do interiors hands you back a dry shell with water-damaged drywall. A flooring crew won't touch subfloor replacement. A kitchen remodeler doesn't have the framing crew to open walls. In a master-planned community where HOA standards require the work to look finished — not just be finished — a patchwork of subcontractors leaves visible seams. NRBS runs the full sequence with our own crews: tear-off through roofing, framing through drywall, flooring through trim and paint. One scope, one price, one schedule that respects both the HOA timeline and yours.
Housing profile
What Katy is built from
Master-planned subdivisions
Cinco Ranch, Grand Lakes, Firethorne, Cross Creek Ranch — predominantly 1990s–2010s construction entering the first major renovation cycle.
Slab-on-grade construction
Nearly all Katy housing is slab-on-grade on expansive clay. Foundation movement drives flooring and drywall cracking over time.
Newer western development
Cane Island, Elyson and sections along FM 1463 — post-2015 construction with lower deferred maintenance but active new-build quality issues.
What we see
The Katy renovation challenge
We work in this market. Here is what we see, and how we solve it.
The 15-year convergence
Original roofing, flooring and kitchen finishes in late-90s and early-2000s homes are all reaching end of life at the same time. A single-scope contractor turns what should be one coordinated project into three overlapping ones.
HOA timelines and standards
Most Katy master-planned communities have strict exterior maintenance requirements. Work that takes too long or looks unfinished draws violation letters — and a contractor who schedules in weeks, not months, avoids that.
Hail and wind exposure
Katy sits in the path of spring and summer severe thunderstorms. Hail-damaged roofs are common, and an honest inspection that documents what's really there — rather than what sells a replacement — is harder to find than it should be.
