What the price covers

In the scope

  • Standard sheen: Eggshell on walls, semi-gloss on trim, doors and wet areas
  • Coverage: Two coats over primed or previously painted; three where colour changes materially
  • Over VOG: Bonding primer first — paint applied directly to a vinyl face will peel
  • Ceilings: Flat white; textured ceilings sprayed rather than rolled

Not in the scope

  • Anything not written in the scope. Extra work found on site is raised as a written change order before it is done.

Standardise the colour before you standardise anything else

Paint is where portfolio thinking pays back fastest, and it costs nothing to adopt.

Pick one wall colour, one trim colour, one ceiling white, and one product line for the entire community. From that point on, every scuff, every patched nail hole and every tenant-damaged wall is a touch-up with a can that is already in the maintenance shed.

The alternative — which is the default almost everywhere — is a community where each home was painted with whatever was available at the time. A scuff in that world cannot be spot-touched because it will not blend, so the tech repaints the wall to a break, which takes a day rather than an hour. Across a portfolio, standardising colour saves more labour than any material decision in this scope.

Painting over VOG

Most walls in a manufactured home are vinyl-over-gypsum panels, and a vinyl face is engineered specifically not to accept coatings.

Paint applied directly to it will peel, typically in sheets, typically starting at a corner or an edge, typically within the first year. With a proper bonding primer underneath, painted VOG performs well and lasts, and where the damage is cosmetic rather than structural it keeps the panels in place instead of replacing them.

This is worth knowing because "just paint it" is often the correct answer on a VOG wall that looks dated but is sound. The batten strips read far less once everything is one colour.

What changes the price

Coat count is the main variable, and it is driven by whether the colour is changing materially. Two coats over a similar previous colour is the norm; a dark-to-light change needs three, and it is cheaper to know that up front than to discover it after the first coat.

The other variable is preparation. A home that needs holes filled, corners repaired and trim caulked before anything is sprayed is a longer job than a home that needs paint. We price preparation as its own line rather than burying it, so a community with a mix of conditions gets a number that reflects the actual mix.

How the job runs

  1. Walk-through

We walk the job with you in person and look at what is actually there.

  2. Written scope

A written scope and price before any work starts, priced as shown above.

  3. The work

Our own crews do it, to the written scope. Anything extra is a written change order first.

  4. Final walk-through

We walk it again with you and close out anything on the punch list.

Step one is a walk-through.

Common questions

Not without a bonding primer. The vinyl face is designed not to accept coatings, and paint applied straight to it will peel in sheets — usually starting at a corner within the first year. With a proper bonding primer underneath, painted VOG holds up well and keeps the panels in place.

Eggshell on walls and semi-gloss on trim, doors and wet areas. Flat walls scuff and cannot be cleaned without burnishing, and full gloss shows every imperfection in a wall that has been repaired more than once.

So that a future touch-up is a can off the shelf. When every home is a slightly different white, a scuffed hallway means repainting a whole wall to a break, because a spot touch-up will not blend. One colour across the community turns most turn-time paint work into an hour instead of a day.

Where they need it. Textured ceilings are sprayed rather than rolled — rolling a textured ceiling pulls the texture off onto the roller and creates more repair than it fixes.
