Conroe Renovation — From Lake Houses to Newer Subdivisions

Conroe's growth means new homes going up and older homes needing work at the same time. Roofing, remodeling, flooring and junk removal — self-performed by NRBS crews.

The County Seat That Outgrew Expectations

Conroe has spent the last decade becoming something the old-timers wouldn't recognize. The city that was once defined by Lake Conroe weekends and the Montgomery County Fair is now the county seat of one of the fastest-growing counties in America, and the housing market reflects it. South of the city, new master-planned communities (Grand Central Park, Canyon Gate) are filling in the corridor between Conroe and The Woodlands. North and west, the lake-area homes — many of them built in the 1970s and 1980s as weekend retreats that became full-time residences — need the kind of renovation that comes with decades of lakefront humidity, UV exposure and deferred maintenance. In between, Conroe's historic downtown core is quietly restoring its commercial buildings, and the surrounding residential blocks carry a mix of mid-century bungalows and 1960s ranch homes.

The result is a city that needs every kind of contractor at the same time: warranty-era repair in the newer south-side subdivisions, full-scope renovation on the lake side, and targeted interior updates across the established neighborhoods in between. Most contractors in the Conroe market specialize in one of those — the new-build guys won't touch a 1975 lakefront cabin, and the handyman who's been doing lake-house repairs for decades can't scale to a whole-community turn. NRBS bridges that gap because we self-perform the scopes. The same crews who handle a residential roof replacement on Lake Conroe handle a full interior remodel in Grand Central Park — different project, same capability.

Housing profile

What Conroe is built from

Lake Conroe corridor

1970s–1990s homes originally built as weekend retreats, now full-time residences. Lakefront humidity and UV exposure accelerate exterior and interior wear.

New master-planned south

Grand Central Park, Canyon Gate — post-2015 development in the I-45 corridor between Conroe and The Woodlands. Recently built homes with warranty-era needs.

Historic core

Downtown Conroe's mid-century residential blocks — 1940s through 1960s construction with pier-and-beam foundations and original systems.

What we see

The Conroe renovation challenge

We work in this market. Here is what we see, and how we solve it.

Lake-area deferred maintenance

Homes built as weekend cabins that became full-time residences carry decades of deferred work. Roofing, siding, decks and interior finishes all compound — and the lakefront environment accelerates the timeline.

Growth outrunning the trades

Conroe's population growth has attracted builders, but the renovation contractor pool hasn't kept pace. Homeowners in established neighborhoods wait months for bids while new-build contractors focus on volume work they can repeat.

Mixed building eras

A 1975 lake house, a 2003 suburban home and a 2020 master-planned home each need different scopes — but the contractor who can handle all three without brokering out the work they can't do is rare in Conroe.
