Coating is a maintenance interval, not a roof

The most useful thing we can tell an operator about recoating is what it is not.

A coating restores and extends a metal roof that is still doing its job. It is a maintenance action on a sound assembly, in the same category as sealing a parking lot. It is not a replacement, it is not a roof-over, and it will not save a roof that has already failed.

Where a roof is sound, recoating is excellent value — it costs a fraction of a roof-over, goes on in a day, and buys the better part of a decade. Where a roof is not sound, a coating buys a season and then makes the eventual repair more expensive, because the coating has to come off before anything else can be done.

Service life by chemistry

Acrylic5–10 years. Lowest cost. Needs a dry climate and positive drainage; it does not tolerate standing water.
Elastomeric7–12 years. The general-purpose choice for a pitched metal roof in most climates.
Silicone10–15 years. Handles ponding water. The right answer on low-slope roofs and where drainage is imperfect.

These ranges are the published industry figures and we quote them as ranges deliberately. A single number — "our coating lasts fifteen years" — with no chemistry attached is a marketing claim, and on a portfolio budget it is worse than useless because it makes two different products look like the same decision.

The honest test for whether to coat

Walk the roof and answer four questions.

  1. Is there rust through, or only surface rust? Surface rust is treatable. Perforation is not a coating problem.
  2. Are fasteners holding? Fasteners backed out across the field mean the panel-to-purlin connection is going, and a coating does nothing for that.
  3. Are the seams intact? Split or opened seams need mechanical repair before any coating.
  4. Is the deck below sound? If the interior shows staining and the deck is soft, the roof has already been leaking and coating it seals the moisture in.

If the answers are good, coat it. If they are not, we will tell you the roof needs replacement rather than sell you a coating that postpones the conversation by one budget cycle.

Preparation is the whole job

Coating failures are almost never failures of the coating. They are adhesion failures over a surface that was not properly cleaned, or splits over seams and fasteners that were never detailed before the field coat went on.

The sequence that actually works: wash the roof · treat rust · detail every seam and every fastener with reinforcing fabric and mastic · then the field coat, at the manufacturer's specified mil thickness rather than whatever covers.

Thin application is the other common failure, and it is invisible on completion. A coat applied at half the specified thickness looks identical on the day and fails in a third of the time.

What the price covers

In the scope

  • Acrylic: 5–10 year service life. Lowest cost, needs a dry climate and positive drainage.
  • Elastomeric: 7–12 year service life. The general-purpose choice.
  • Silicone: 10–15 year service life. Handles ponding; the choice on low-slope roofs.
  • Always done first: Seams and fasteners treated, rust addressed, roof washed

Not in the scope

  • Anything not written in the scope. Extra work found on site is raised as a written change order before it is done.

How the job runs

  1. Walk-through

We walk the units or the roof, or work from the walk sheet you already have.

  2. Written scope

A written scope and price before any work starts, priced as shown above.

  3. The work

Our own crews do it, to the written scope. Anything extra is a written change order first.

  4. Final walk-through

We walk it again with you and close out anything on the punch list.

Step one is your scope, as it already exists.

Common questions

It depends on the chemistry, and the ranges are well established — acrylic 5 to 10 years, elastomeric 7 to 12, silicone 10 to 15. Anyone quoting a single number without naming the chemistry is quoting a marketing figure rather than a service life.

When the metal underneath is perforated, when fasteners have backed out across the roof, when there is rust through rather than surface rust, or when the deck below is failing. A coating over a failing roof is a season of relief and a more expensive repair afterwards, because the coating has to come off before anything else can happen.

No, and treating them as equivalent is the most common misunderstanding in this scope. A coating is a maintenance interval on a roof that is still doing its job. A roof-over is a new roof system. They cost differently, last differently, and answer different questions.

Washing, rust treatment, and seam and fastener detailing. Coating failures are almost never the coating — they are adhesion failures over a surface that was not clean, or splits over seams and fasteners that were never detailed before the field coat went on.
