NR OS — the system your work runs on
Every bid, job, crew schedule, photo and invoice on your account lives in one system rather than in somebody's inbox — and that is why the reporting is consistent across every community.
What NR OS is
NR OS is the operations platform NRBS runs on. Every bid, every job, every crew assignment, every progress photograph, every purchase order and every invoice on your account lives in it.
It is not a marketing feature. It is the reason the boring things are consistent.
Why an operator should care about a contractor's internal system
A contractor running on email, spreadsheets and a shared drive produces work product in whatever shape the person doing it chose that day. Bids from two estimators do not look alike. Photo documentation happens when someone remembers. The price you paid for the same scope eighteen months ago is in somebody's sent items.
That is not a diligence problem, it is a structural one, and it is why comparing cost per unit across markets is usually impossible.
Because everything on your account comes out of one system:
| Bids | Same structure every time — itemized, per unit, against a standard scope definition |
|---|---|
| Photo documentation | Attached to the job at defined milestones, not stored in a phone |
| Price history | What the same scope cost in your communities previously, retrievable rather than remembered |
| Scheduling | Crew assignment and job status against a real schedule, so a date is a date |
| Invoicing | Against the purchase order, broken out by community and cost center |
| Compliance records | Our licensing, safety and insurance documentation kept in one place, each listed as it is on file |
What the system covers
Bids and estimating · park-wide bid building across a whole community in one pass · job scheduling and crew assignment · photo documentation · price history · customer records · purchase orders and invoicing · materials · labour tracking · and our own compliance and safety recordkeeping.
The last one is worth noting because it is the one operators feel soonest: when your compliance platform asks us for a document, a registration or a safety record, the answer is retrievable rather than a search.
How work reaches us today
Through the bid request forms on this site, by phone, or through whichever work-order platform your portfolio already uses. Requests arrive in NR OS either way — which is the actual point. A request that lands in an inbox depends on someone; a request that lands in the system does not.
See national accounts for how platform compatibility works, stated with the same care as the paragraph above.
Common questions
Other programs
- National accountsA single agreement, a single account manager, and invoicing broken out by community, region and cost center — across every community in the portfolio.
- Turnkey make-readyVacant unit to rent-ready on a repeatable clock, with the same scope definition, the same price structure and the same photo documentation in every community.
- InfillTransport, lot prep, set, utilities, skirting and make-ready run as one job with one schedule — because the industry's months go into the gaps between vendors, not into the work.
- CapEx planningA community walk before budget season that produces a unit-by-unit scope and cost, phased across fiscal years — so the capital plan is built on evidence rather than on whichever unit failed most recently.
- Emergency & storm responseMobilize, stabilise, document for the carrier, then repair properly — with the scale to work a whole community rather than one home at a time.
