Project manager at NRBS

What a renovation project manager at NR Building Solutions actually owns — scope through closed invoice, with crews that work for you rather than subcontractors you chase.

What you own

A programme, end to end. Typically a group of units in one community, sometimes a whole park.

  1. Walk and scope

You walk the community, assign a scope to each unit against our standard definitions, and flag the homes that are a remodel wearing a make-ready's clothes.

  2. Price

Itemized, per unit. Exceptions priced separately rather than averaged into the community number.

  3. Schedule

Crew assignment and a mobilization window you commit to. If it moves, the client hears it from you before they notice.

  4. Run

Daily photo record against scope. Change orders raised on the day a condition is found, with a photograph, not saved for the invoice.

  5. Close

Written punch, walked with the community manager, closed out with photographs. Then the invoice, matched to the purchase order.

What makes it different

You are not chasing subcontractors. Our crews work for us. That single fact changes the job more than anything else on this page — you are managing a scope and a schedule rather than negotiating with a different company every week and hoping they turn up.

The client is an asset manager, not a homeowner. They want a straight answer and a date that holds. They do not want to be managed, reassured, or told what they want to hear. The PMs who do well here are the ones comfortable delivering bad news early.

The scope definitions are published. Ours are on scopes and unit pricing, which means the client has read them before you arrive. That is unusual and it makes the conversation better — you are arguing about which scope applies to which unit rather than about what a make-ready means.

What we need

Construction project management experience, and the judgement to raise a problem while it is still cheap. Manufactured housing specifics are learnable; the willingness to tell a client something unwelcome on day three rather than day thirty is not.

You will travel. Programmes are in communities and communities are where they are — see traveling crew life.

Pay

The band publishes on the role listing when it is set. We are not going to write “competitive” in the meantime — publishing a real band is one of the few genuinely useful things a careers page can do, and writing an adjective instead is the opposite.

Common questions

You are not chasing subcontractors. Our crews are ours, which changes the job substantially — you manage a scope and a schedule rather than negotiating with a different company every week. Most PMs who come from a subcontractor-heavy environment describe it as the single biggest difference.

No. Plenty of good PMs come from site-built residential or commercial. The manufactured housing specifics — HUD wind and roof-load zones, VOG panels, belly wrap, installer licensing — are learnable and we will teach them.

Yes. Programmes are in communities and communities are where they are. The terms are on the traveling crew life page rather than left for an interview.

It publishes on the role listing when it is set. We are not going to write "competitive" — you know what that means, and publishing the band is one of the few genuinely useful things a careers page can do.

Recruitment fraud notice

People impersonate construction companies to defraud job seekers. It is common, it works because our industry hires quickly and informally, and it costs people money they cannot spare.

NR Building Solutions will never, under any circumstances:

  • Ask you to pay for anything — training, equipment, a background check, or a uniform
  • Ask for your bank details, card number or Social Security number before an offer
  • Send you a cheque and ask you to forward part of it anywhere
  • Make you an offer without a conversation with a real person at NRBS
  • Conduct hiring entirely over a messaging app

Every genuine offer from us follows a conversation with someone at NRBS whose name you know. If something you have received does not match that, it did not come from us — call (713) 923-0835 and we will tell you straight away.

Open roles

No resume needed for field roles.

Or call. It is faster than any form.
